About

A screening desk, not a city counter

SB9Split helps California owners decide whether a paid feasibility review is worth opening. It is not a law firm, brokerage, lender, or public agency.

The method is intentionally boring. Parse the address. Refuse anything outside California, including PO boxes and vague place names. Ask who owns and who occupies. Show only parcel facts a connected provider actually returned. In this deployment the property-data provider is a mock: demo profiles are scripted and labeled, and every other California address is marked for manual review with the APN, zone, and area left blank.

Paid work starts a project file, stores your consents, and attempts to forward a signed intake to api.split.land when that integration is configured. Until then the delivery is logged as not configured rather than faked as delivered. Email is sent when an outbound provider is configured, and otherwise kept in an operations log so the promise and the plumbing stay honest.

SB9Split is a private screening desk for California property questions around SB 9, SB 450, accessory units, and conventional maps. It is not a city, not a county, not a lender, and not a brokerage. Staff, when an operator has claimed the console, can see leads and projects. Customers see only their own files.

Replace the mock provider by implementing the parcel, zoning, assessor, and hazard interfaces in the screening service and labeling the source on every field you show. Until that happens, the product’s job is to refuse invented certainty.

SB9Split.com provides educational information and preliminary feasibility services. Results are not legal advice, a survey, a title policy, engineering advice, an appraisal, financing approval, a municipal determination, or a guarantee of property eligibility, subdivision approval, construction feasibility, project profitability, sale value, or return on investment.
