FAQ
Straight answers, with the limits left in
If a question needs your deed, your lease, or a survey, the answer here is that we still need those documents.
Does a California address mean my property qualifies?
No. City or state location is not eligibility. SB 9 still depends on the parcel, the zoning context, tenancy history, hazards, title, and the local objective standards applied to a complete application.
Is the 60-day clock a guarantee?
For eligible SB 9 projects, California law generally requires local agencies to approve or deny a complete application within 60 days. Final eligibility and approval remain subject to statutory requirements, complete application materials, and applicable local objective standards.
Can an investor use an SB 9 lot split?
Urban lot split pathways can include owner-occupancy requirements. We assess your ownership and occupancy scenario before recommending a route. A rental profile is a reason to compare duplex, ADU, and other routes before anyone files a lot split.
What does the $950 cover?
A verified feasibility review and project setup: a person checks the facts this screen cannot see and writes up a pathway. It is not a survey, title policy, city filing fee, or construction budget.
Will you invent an APN, zone, or lot size?
No. If a parcel feed is not connected, those fields stay blank. Demo addresses are labeled as scripted profiles, not live assessor records.
What is the difference between a lot split and a two-unit project?
A lot split asks the city or county to create a second parcel. A two-unit project keeps one parcel and studies a second home on it. They are different applications, different owner-occupancy questions, and different costs.
Do you file with the city?
Not inside the free screen or the $950 review. Filing, if you want it later, is a separate written scope after you have a survey, title, and a complete application checklist.
Which addresses can I try?
Any California street address. Out-of-state addresses and PO boxes are refused. The labeled demos are 123 Example Street in Los Angeles, 456 Rental Avenue in Pasadena, 789 Hillside Drive in Glendale, and 101 Sample Road in Long Beach.
Do you draw the new lot line?
No. Any dashed line in the product is an illustration. A legal description comes from a surveyor, not from this screen.
Will you tell me what the new parcel is worth?
No. We do not appraise, and we do not publish a dollar gain. Anyone promising a specific value from an address is guessing.
Is this legal advice?
No. Hire a California land-use attorney for advice about your title, your tenants, and your filing.
What if the screen says manual review?
That means we will not guess. You can book a call or pay for a manual feasibility review. It is not a denial letter from a city.
